Please note there are no refunds due to Acts of God, inclement weather or nature including sightings of pest (insects/animals), outages of electricity/water/water heater/internet, malfunctions of devices such as TV/internet services/etc and/or anything that is beyond our control.
House Rules:
•All guest will be required to sign a short term rental agreement to be signed electronically.
•We have minimum stay requirement of 7 days for local guests. A local guest is defined as anyone living within a 100 mile radius of the property. Very rarely do we make exceptions to this policy but we may elect to do so at our sole discretion. If you are local guest to Jacksonville, FL and book for less than our 7 day requirement we reserve the right to cancel your reservation.
•Absolutely no parties, events, or gatherings of any kind are allowed and are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine. Additionally, the police will be contacted with your reservation ending immediately. A refund will not be given. We will leave 1 star review and warn future hosts of your performance as a guest.
•Quiet Hours are from 10pm to 8am. Violating these will result in a warning followed by an early checkout. Quiet hours are defined as no loud noises or music inside or outside the property.
•Smoking anything which includes cigarettes, marijuana, incense, cloves, vapes, hookahs, etc anywhere on the property (house, front porch, patio, pool area or front/back yard) is strictly forbidden and will result in a $500 fine per day.
•Additional charges will apply to early arrivals/late checkouts assuming this accommodation can be offered at all (Never assume this is an option).
The fees below are to discourage early arrivals/late checkouts given increased lead times to turn over the property by our cleaning services for the next guest. Additionally, this increases the likelihood that the property will not be cleaned to the high standards we hold.
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay (non-discounted), whichever is more
• No unregistered guests.
• No illegal activities and weapons of any kind.
• Park in driveway only.
• Excess cleaning will result in additional charges.
• Pets must be approved and listed on reservation (50lbs. Weight Limit - Max 2 dogs/cats).
• Do not re-arrange indoor and outdoor furniture.
• Any house rules violation is ground for immediate termination of your stay.
• $250 Smart Lock replacement if our smart lock equipment is damaged.
