Welcome to Webster Beach House Unit #1 — one of the best locations in town! We are just three houses from the boardwalk and beach, putting you steps away from the ocean, rides, and all the fun. Located on Webster Ave, you’re right near local favorites like Midway Steaks and Spicy Cantina, making it easy to enjoy Seaside without needing to drive.
Family reservations are prioritized. This family-friendly beach-block apartment in a 3-family home is best suited for guests seeking a relaxed, respectful stay and is not available for parties or group gatherings. If you’re looking for lively nightlife or late-night entertaining, this may not be the right fit. If you’re looking for a clean, comfortable, beautifully renovated space close to everything — you’ve found it.

The Space
• Bright, coastal inspired, newly renovated 4-bedroom, 1-bathroom apartment
• Located on the upper level of a 3-family home
• Private entrance and private living space
• The only shared areas are outdoors (grill, driveway, outdoor shower)
You’ll enjoy complete privacy inside your unit, while sharing select outdoor amenities with the other apartments.

HOUSE RULES
Communication
• The primary guest must provide a valid phone number after booking for check-in coordination and emergency purposes

Parking
• 1 driveway space provided (marked “Unit #1”) — please back in; only 1 vehicle allowed
• Do not block the shared driveway
• 1 parking pass provided for an additional street-parked vehicle (required April 1–Oct 31)
• $500 fee for a missing parking pass

Check-In / Check-Out
• Check-in: After 4 PM
• Check-out: 10 AM
• Late check-out may result in a $150 fee

Booking Requirements
• Minimum age to book: 27
• Booking guest must stay for the entire reservation; only registered guests are allowed on the property
• No third-party bookings (including parents booking on behalf of children)
• Valid ID may be required, and a short-term rental agreement may be required to sign
• Guests must have a strong history of positive reviews. We reserve the right to decline bookings that do not meet this standard
• This unit is for short term rentals only. Maximum stay limit of 28 nights. No reservation will be approved over 28 nights.

Occupancy & Use
• Maximum occupancy must be respected at all times
• No additional overnight guests
• No parties, events, or large gatherings
• No proms

Children
* No unsupervised guests under 18 at anytime.

Smoking / Pets
• No smoking anywhere on the property (subject to a $500 fee)
• No pets allowed (subject to a $750 fee)

Noise & Shared Property
• This is a multi-family home—please be respectful of other guests and neighbors
• Quiet hours: 10 PM–8 AM (per local ordinance)

Security
• Outdoor security cameras are in place for safety; tampering is strictly prohibited

Property Care
• Please treat the home with care and leave it in a similar condition to how it was found
• Do not rearrange furniture
• Keep windows closed when the A/C is running
• Guests are responsible for any damages beyond normal wear and tear

Items & Amenities
• Indoor linens and towels must not be removed from the property
• Beach items must be returned after use
• $100 per missing beach badge
• $50 per missing beach chair

Deliveries
• No packages or mail may be sent to the property

Maintenance & Access
• In rare cases, we may need access for maintenance; guests will always be notified in advance

General Liability
• Guests are responsible for their own safety and personal belongings during their stay

Violations
• Violating house rules (including parties, unregistered guests, or excessive noise) may result in immediate termination of the reservation without refund

We provide a starter supply of essentials to help you get settled, including toilet paper, one roll of paper towels, garbage bags, dish detergent, coffee bags, sugar, and creamer pods.
The unit is also stocked with shampoo, conditioner, body wash, hand soap, dish soap, and a small bottle of laundry detergent for your use.
From time to time, previous guests may leave unopened or extra items behind. You’re welcome to use anything available in the unit. However, please plan to bring any additional or specialty supplies you may need for the duration of your stay.

Summary: All 7 of us appreciated the closeness to the beach and the provisions of the hosts, like the beach chairs, beach towels, and umbrella. This made our stay so smooth. They were so kind to provide soap for the washer and dryer. The kids appreciated the snacks. The porch and deck were so cozy. The decor was also cute and cozy. The cleanliness was tops. Thank you.
